I too want to own a farm someday. I love the idea of being self-sufficient and raising all of my own food. I also have this idea about having a summer program at the farm so that inner city kids can come experience a different way of life. I'm all about expanding horizons!

Yes, there are a couple of ways to do it that I learned about in Monica's system. She supplies a resource guide listing a bunch of different lending companies who are willing -- eager, I'd say -- to do creative financing. I talked to one of these companies -- it's an investment group and they can front the entire purchase amount, down payment included. Monica's resource guide also has information on a few different down payment assistance programs. What I personally am doing is partnering with Monica so that she and her partners will front the cash. Partnering with her gives me the added benefit on only going forward on properties that she herself would buy.

While appartment buildings are currently out of my reach (and likely to remain out of my area of preference), I do intend to own a farm someday fairly soon.

That's how I've phrased it prior to reading this entry. I now realize it's not true. It would be true to say I've decided to own a farm. Recently I've decided that someday will be fairly soon. I'm not close enough to narrow it down much but I do know it will be within the next two years.

I really appreciate your blog. It's helped me come to some important conclusions (decisions) about how to proceed in my life.

Anybody know anything about the easy ACCESS TO UNLIMMITED DOWN PAYMENT CASH info. mentioned in the promotion on Monica's Apartment cash flow system? I am trying to put a deal to gether now and the big down payment is the main chaolenge now. ~health and wealth to you ~ Candice~

The easiest way is to type "Monica Main" into the search bar at the top of the page, or to click on her name in tag cloud -- about half way down the page. I highly recommend Monica's program. She provides valuable, up-to-date information at a fraction the cost of any other real estate guru I've seen -- and she's quick to personally respond to emails!

This is probably a great time to invest in apartments. More people are still losing their homes due to lousy mortgage deals and they will all need places to live.

It can be tricky. The key is to not give up. Here are a few tips:

1. The first niches that pop into your head are probably already taken because they're probably the first niche ideas that popped into a lot of other peoples' heads. Dig deeper.

2. As an internet marketer, it's easy to get stuck on just the internet marketing-related niches. Most of my friends are tech-savvy, but I also know a lot of people who don't know how to do anything more than check email. Maybe you do too. What are their interests? And would they be interested in a simple autoresponder series to learn more about their interests?

3. Try combining two niches into a third, more unique niche. For example, what if you found a market that was interested in working at home + entertaining kids. Or internet marketing + senior citizens. Or rescuing stray animals + creating jobs in the community. I got this idea from a student I knew who aced all of his papers in college by combing two different subjects into one unified idea. Brilliant!
